How it works
From referral to payout in four steps.

Refer a seller
You ask the owner whether we may get in touch and send us the form. You only provide the contact; we handle the conversations and negotiations.

We talk to the owner
We give you a quick call and then contact the owner. Whether they sell, and whether they instruct us, is entirely their decision.
03
Sale at the notary
If a buyer is found, the purchase contract is notarised, which means it is read out and signed at the appointment. This is when we earn our commission.
04
Payout
Once we have received the commission, we pay you the fee: at least €1,000 as a private individual.
Conditions
When the referral fee is payable, and when it is not.
No fee is payable if
- we already knew about the plan to sell, for example from the owner's own enquiry,
- the owner does not wish to be contacted or does not instruct us,
- the property is sold without BBI,
- you give the referral on behalf of a company. That is what the cooperation request is for.
If several people name the same property, the first referral counts.

For companies
Working together long term? Send us a quick enquiry.
Do you regularly hear through your work that owners want to sell, for example as a property management company or a trades business? Then we would rather talk once about working together on a regular basis than about each referral separately.
- The fee for private individuals does not apply to companies. We will discuss the terms with you in person.
- For the request, your company name, a contact person and two sentences about what you have in mind are enough.

How much is the referral fee?
Private individuals receive at least €1,000 if the recommended property is sold through BBI. We pay one fee per property. The conditions: your referral is new to us, and the owner agreed to us contacting them. This fee does not apply to companies; with them we agree the terms after a cooperation request.
When is the referral fee paid?
The fee becomes payable once two conditions are met: the purchase contract for the recommended property has been notarised through BBI, and we have received our commission. If no sale takes place, no fee is payable. As soon as both are in place, we will contact you and arrange the transfer.
Does the owner have to agree?
Yes. Please ask the owner before you give us the referral. Without their consent we will not contact them, and no fee is payable. In the form you confirm the consent by ticking a box. We then discuss their name and how to reach them with you by phone.
Is the referral fee taxable?
It may be. Whether tax is due, and how much, depends on your personal situation, which we do not know. Please clarify this with your tax adviser. As estate agents, we are not permitted to give tax advice, including on this fee.
Can companies work with BBI?
Yes. You may hear about plans to sell through your work, for example as a property management company or a trades business. In that case, send us a short cooperation request. You can use the form on this page or write to immobilien@bbi-immobilien.de. The fee for private individuals does not apply here. We will discuss with you in person what working together could look like.
