What the location shows
The median asking rent across all listings is the lowest of the twelve districts. 71 per cent of owner-occupied flats on offer cost less than €5,000 per square metre. Only Spandau has a higher share.
Even so, on paper the purchase price is equivalent to around 30 annual rents, which puts the district in the top third (IBB Housing Market Report 2025, table volume, listing data; multiplier our own calculation, Berlin around 30.6).
The reason is the very low rents. In the large housing estates, many old tenancy agreements are still running, and they keep rents down. Anyone buying to let who looks only at the low purchase price overlooks this.
If you want to move in yourself, you can get a property of your own here more cheaply than almost anywhere else in Berlin, especially in the areas of detached houses in the east.
Neighbourhoods and locations
A single figure for the whole district lumps together very different markets. These locations shape Marzahn-Hellersdorf:
- Marzahn and Hellersdorf: Large housing estates from the 1970s and 1980s, almost entirely rental flats owned by large housing companies.
- Biesdorf: Detached houses around the Schlosspark, the most sought-after area in the district.
- Kaulsdorf and Mahlsdorf: Spacious estates of detached houses with large plots.
Selling in Marzahn-Hellersdorf
The areas of detached houses in Biesdorf, Kaulsdorf and Mahlsdorf are a market of their own. Families reliably look for homes there, and prices are well above those in the large housing estates. If you sell a house there, do not go by the district figure. It comes from the flats in the estates.

Is Marzahn-Hellersdorf really the least expensive district?
For rents, yes. The median asking rent across all listings here is €11.56 per square metre, the lowest figure of Berlin's twelve districts. For purchase prices, only Spandau is lower: in Marzahn-Hellersdorf, 71 per cent of owner-occupied flats are offered for less than €5,000 per square metre (IBB Housing Market Report 2025, listing data). This does not apply to the price-to-rent multiplier, where the district is in the top third.
Why is the price-to-rent multiplier high despite low prices?
Because rents are even lower than purchase prices. The multiplier is the purchase price divided by the annual rent. In the large housing estates, many old, long-term tenancy agreements are still running and keep rents down. Mathematically, that pushes the multiplier up.
How do the neighbourhoods differ?
Marzahn and Hellersdorf are characterised by large housing estates; Biesdorf, Kaulsdorf and Mahlsdorf by detached houses, some on very large plots. In terms of price, these are two separate markets that end up in the same statistics.
