What the location shows
The median asking rent across all listings is €13.61 per square metre, compared with €15.78 in Berlin. 44 per cent of owner-occupied flats on offer are below €5,000 per square metre, against 35 per cent in Berlin. On paper, the purchase price is equivalent to around 33 annual rents, compared with around 31 in Berlin (IBB Housing Market Report 2025, table volume, listing data; multiplier our own calculation).
A high multiplier with a low rent arises when purchase prices rise faster than rents. That is exactly what has happened in Nordneukölln. What the flats are expected to be worth one day is already factored into today's price.
So on paper, landlords earn less here than in Steglitz-Zehlendorf or Tempelhof-Schöneberg, where prices are similarly high. If you move in yourself, on the other hand, you are paying for the location and the short distances, not for the rental income.
Neighbourhoods and locations
A single figure for the whole district lumps together very different markets. These locations shape Neukölln:
- Nordneukölln: Between Hermannplatz and Sonnenallee. Densely built up with period buildings; this is where prices have recently risen most sharply.
- Britz: The Hufeisensiedlung (Horseshoe Estate) and areas of detached houses, quiet and with stable prices.
- Buckow and Rudow: The southern edge of the district, with terraced and detached houses. Most owners here live in their own homes.
- Gropiusstadt: A large 1960s housing estate, almost entirely rental flats owned by large housing companies.
Selling in Neukölln
The district splits into two markets. In Nordneukölln, the buyers are people who want to let and young buyers who move in themselves. In Britz, Buckow and Rudow, the buyers are families looking for a house. You do not reach these two groups with the same words or through the same channels.

Why is the price-to-rent multiplier in Neukölln so high?
Because purchase prices have risen more than rents. The multiplier is the purchase price divided by the annual rent excluding ancillary costs. If the purchase price grows faster than the rent, the multiplier grows, even if the rent itself stays low.
Is Neukölln a good place for an investment property?
On paper, landlords earn less here than in districts with a lower multiplier. Anyone betting on the flat rising in value sees this differently from someone who looks at the rental income. Both are defensible; you just should not mix them up.
How do Nordneukölln and the south of the district differ?
Nordneukölln is more densely built up, has more period buildings and is in much greater demand from buyers who want to let. Britz, Buckow and Rudow are areas of detached houses where most owners live in their own homes. Prices are formed differently in the two parts.
