What the location shows
Treptow-Köpenick is the only Berlin district where supply and demand are both growing strongly at the same time. In 2025, 1,891 flats were completed, the highest figure of the twelve districts, ahead of Pankow (1,355). The district was also ahead on arrivals: 5,590 more people moved in than moved out (Statistical Office for Berlin-Brandenburg). By 2040, the Senate Department expects around 9.6 per cent more residents, the strongest growth of all districts (medium variant, base year 2024).
Buyers really do have a choice here. Sellers, on the other hand, are up against new builds. A resale flat competes directly with a brand-new one, and that raises expectations of condition and fittings.
On paper, the purchase price is equivalent to only around 26 annual rents, compared with around 31 in Berlin (asking prices, IBB 2025, our own calculation). That makes the district interesting for anyone buying to let.
Neighbourhoods and locations
A single figure for the whole district lumps together very different markets. These locations shape Treptow-Köpenick:
- Alt-Treptow and Plänterwald: Close to the city centre on the Spree, with the highest price level in the district.
- Adlershof and Johannisthal: A centre for science and technology, with a lot of new building in recent years.
- Köpenick and Friedrichshagen: Historic centres by the water, very popular with buyers who move in themselves.
- Grünau, Müggelheim and Schmöckwitz: Lakeside locations with detached houses and weekend plots, a market of their own.
- Oberschöneweide and Niederschöneweide: Former industrial sites being redeveloped; this is where the most can change.

Bear in mind the amount of building: where many new flats are going up, rents usually rise more slowly than in districts without free land.
How expensive are the waterside locations?
Plots and houses on the Müggelsee, in Grünau or Schmöckwitz are a price class of their own that gets lost in a figure for the whole district. What counts here is the exact position on the shore, the access and the layout, far more than any district statistics.
