Zehlendorf is one of eight neighbourhoods in the Steglitz-Zehlendorf district. It stretches from the centre of Zehlendorf-Mitte to residential streets with detached houses and villas, for example towards Krumme Lanke. Schlachtensee and Nikolassee border it and are separate neighbourhoods, Schlachtensee since the announcement in the Official Gazette (Amtsblatt) of 11/12/2020.
For the price, these boundaries matter less than the zone your plot is in. The official land value always applies to an entire zone, and in the neighbourhood the 15 residential zones range between €510 and €1,500 per square metre. Two houses on the same street can therefore start from different points.

What matters for the price.
With houses and villas, more of the value is often in the plot than in the building. The land value, the plot size and what may actually be built there therefore come at the start of the calculation.
For houses from the 1950s to the 1970s, poor insulation noticeably pushes the price down. Proof of work on heating, roof and windows, with the year, makes the difference a buyer sees in their financing.

In the zones where only low-density building is permitted (floor area ratio up to 0.4), the median value is €950. Are Schlachtensee and Nikolassee part of Zehlendorf?
No. Both are separate neighbourhoods in the Steglitz-Zehlendorf district, Schlachtensee since the announcement in the Official Gazette (Amtsblatt) of 11/12/2020. The district also includes Wannsee, Dahlem, Lichterfelde, Steglitz and Lankwitz. The boundary matters little for the price. What matters is the zone your plot is in, and that can vary considerably within a neighbourhood.
What has the biggest influence on the price of a villa in Zehlendorf?
The plot, what may be built on it and the condition. With large plots, more of the value is often in the land than in the building. For houses from the 1950s to the 1970s, poor insulation pushes the price down considerably. A reliable value only comes from comparison with actual sales of similar houses.
I have inherited the house. What needs to be clarified before the sale?

Who pays the agent's commission when a detached house is sold?
If a private individual buys, both sides share the commission (§§ 656b to 656d BGB, German Civil Code). If both have engaged the agent, they pay the same amount. If only the seller has engaged the agent, the buyer pays at most the same amount, and only after the seller has paid. This applies to flats and detached houses, however high the price.
