Wilmersdorf began as a suburb of villas and, around the turn of the century, grew into a residential town for the upper middle class. The neighbourhood never formed a centre in the classic sense. Instead, it is built around a series of squares, each with its own neighbourhood (Kiez) around it. That is exactly what gives it its character: there are no crowds passing through.
The neighbourhoods in detail
- Ludwigkirchplatz and Fasanenstraße: The most prestigious part, with galleries, cafés and unbroken rows of period buildings. Kurfürstendamm is within walking distance, without its traffic being noticeable.
- Rheingauviertel: Around Rüdesheimer Platz stand houses from 1910 that look like country houses and have large courtyards. Listed, very uniform in appearance, with a strong sense of neighbourhood and its own wine fountain tradition in summer.
- Preußenpark and Brandenburgische Straße: The park is known far beyond Berlin for its Thai market in summer. The surrounding streets have solid period buildings, less expensive than around Ludwigkirchplatz.
- Bundesplatz and Blissestraße: The most urban and least expensive part of Wilmersdorf, with a mix of period buildings and post-war modernism. Very well connected by bus and rail, but noisier than the rest of the neighbourhood.
- Volkspark Wilmersdorf: A long strip of green running right across the neighbourhood. Addresses along the park are particularly popular with families.
Transport and connections
The U7 runs through Wilmersdorf from north to south. The U3 connects the north with Dahlem and Krumme Lanke. The U9 stops at Bundesplatz and Güntzelstraße. Fehrbelliner Platz is where you change between lines, and several public authorities are based there too. The A100 city motorway runs along the eastern edge, which is an advantage for getting around and a burden for the adjacent streets.
Green space and open areas
Volkspark Wilmersdorf runs through the neighbourhood as a green belt, Preußenpark lies at its heart, and Fennsee adds a small waterside setting. To the south lies the Grunewald forest, which you can reach on foot or in a few minutes' ride.
Buildings and construction periods
Wilmersdorf is regarded as the neighbourhood of City West with the highest share of large period flats. Flats of 140 to 200 square metres in continuous rows of buildings are not unusual here. Then there are the listed residential complexes from 1910 and, along the main roads, the post-war reconstruction. The share of new builds is low.
Who the location suits
People who choose Wilmersdorf are looking for peace and quiet without being further from the centre, and give up Charlottenburg's street life in return. In our view, families and anyone who needs a lot of space will find the most suitable flats in the western city centre here.

Instead there is a series of squares, each with its own neighbourhood (Kiez) around it. That is exactly what gives it its character: there are no crowds passing through.
Where are the most generous floor plans in period buildings?
In Wilmersdorf, and that is less a matter of taste than of architectural history: the neighbourhood is regarded as the one with the most generous period building (Altbau) floor plans in City West. The most prestigious area is around Ludwigkirchplatz and Fasanenstraße, with unbroken rows of period buildings. The Rheingauviertel around Rüdesheimer Platz is something else entirely: houses from 1910 that look like country houses.
How close is Kurfürstendamm really?
From Ludwigkirchplatz you can walk there, without noticing the traffic on the boulevard. That is what makes this location special: good connections without the noise. If you want to live directly on the boulevard, you are more likely to find that on the upper floors of the buildings facing the street and in the side wings.
