The location in detail: Charlottenburg-Nord
Three worlds in one neighbourhood. The Mierendorff-Insel between the Spree and the Verbindungskanal, with Gründerzeit period buildings and reform-era housing. The housing estates of the 1950s and 1960s, such as the Paul-Hertz-Siedlung. And the green edges by Volkspark Jungfernheide. The Mierendorff-Kiez has noticeably gone upmarket and attracts families and young buyers.
A neighbourhood average says little here: a renovated period flat on the island is valued differently from a flat in a housing estate on Halemweg. The U7 stops at Mierendorffplatz, Halemweg and Jakob-Kaiser-Platz.

What your flat is worth.
There are no official purchase price statistics for the neighbourhood. The median purchase price below comes from the IBB listing data, i.e. from asking prices.
Guthmann explicitly does not publish data for the neighbourhood. The portals give very different figures: around €4,100/m² according to immoportal, around €5,450/m² according to homeday, as of 2026. Only the district figure from the IBB report 2025 is reliable. The official land value of €650 instead of €1,800/m² confirms the lower price level. Sources on request.

Why BBI in Charlottenburg-Nord
Where the figures are imprecise, an honest assessment is what counts.
Without reliable neighbourhood statistics, the individual valuation is what counts. We compare your flat with actual sales of similar properties in the neighbourhood and are open about the uncertainty.
We reach both groups. People who want to move in themselves and are looking for an inner-city location with green space. And buyers who want to let, for whom the ratio of purchase price to rent here is often the best in the district.

Answers as of 18 September 2026
Why do you not give a specific price per square metre for Charlottenburg-Nord?
There are no reliable official purchase price statistics, and the portals give very different figures (around €4,100 to €5,450/m²). A single figure would be misleading. That is why we value your flat individually.
Is Charlottenburg-Nord cheaper than the rest of the district?
Yes, noticeably. At €650/m², the median land value is well below the figure of €1,800/m² for the district as a whole, according to the Berlin valuation committee (Gutachterausschuss), reference date 01/01/2026. One reason is the large number of housing estates.
Is my flat here also of interest to buyers who want to let it?
Often, yes. Because purchase prices are below the district average, a buyer gets more rent for their money here than in the expensive neighbourhoods. We approach both groups.
When is the commission due?
When the purchase contract is concluded, i.e. when it is notarised. Without a contract, you incur no costs. The initial assessment, obtaining missing documents and the brochure are included in our service.
What do buyers pay particular attention to in the post-war buildings in Charlottenburg-Nord?
Besides the land register extract (Grundbuch), energy performance certificate and living space calculation, they look at the minutes of the owners' meetings and at how much money the owners' association has set aside for repairs. For buildings from the 1950s and 1960s, they ask first about windows, pipework and wiring, and the façade, with the year of any work.
